About Our Company

Terra Developments Inc. was incorporated in 1989 under the name of MMR Developments Inc. The name changed to Terra Developments Inc. in 2001. At the time of incorporation, Terra was a property management company, managing up to 900 suites in Regina and southern Saskatchewan. In the late 1990s, Terra gradually moved out of property management and began doing construction project management and land/real estate development. Today Terra’s primary focus is Land Development Management.

Working as a Land Development Manager includes:

  1. Yearly Business Plans – land proformas, current and future budget projections

  2. Accounting and financial reporting

  3. Administration – option agreements, payment collection, closing documents, ISC registration

Terra Developments Inc. has a proven track record with the completion of Windsor Park (Regina, SK), Skyview (Regina, SK) and a number of housing/shelter projects for NOG's funded by provincial, federal or municipal governments. Terra's current developments include: Hillside Park (Pilot Butte, SK), The Creeks (Weyburn, SK), Cameron Way (Yorkton, SK) and The Towns (Regina, SK).

The neighbourhood of Windsor Park is a 116 hectare residential subdivision with parks, walking paths, church, joint use school and naturalized storm detention sites. There is a mix of housing types ranging from single family, condos, townhouses and duplexes allowing lots of choices for the residents. Windsor Park was completed in 2010 which means the landscaping has matured and now offers very attractive streetscapes.

The neighbourhood of Skyview is still under construction, however completely sold out. This neighbourhood offers green space, parks and a naturalized storm detention area. The defining factor is the larger lot sizes, making it one of Regina's more prestigious areas. The neighbourhood is located in Regina's growing North end, and also adds a good range of different housing products.

Terra takes great pride in the affordable housing and shelter projects we have developed. Maple Leaf Estates (Regina, SK), an affordable housing project funded by Saskatchewan Housing Corporation, was constructed in 2008. This project includes 43 homeownership condominiums and a 39-suite rental apartment, and the streetscape is both contemporary and a complement to the surrounding older neighbourhood. Terra managed this project though design, construction and sale of the condo units. Maple Leaf Estates is just one example of the many affordable housing and shelter projects in our portfolio.
